Listed by a tech entrepreneur and investor, the property would set a home-sale record for the Massachusetts island if it fetches that price

A roughly 31.5-acre waterfront estate on Martha’s Vineyard, sandwiched between a nature preserve and a pond, is coming on the market for $49 million. If it fetches close to that amount, it would set a record for the Massachusetts island.
 
The seller is Boston tech entrepreneur and investor Michael Bronner, who assembled the compound over several years, property records show.
 
Located in the exclusive Edgartown enclave of Herring Creek Farm, the property comprises a renovated, roughly 6,500-square-foot main house, as well as a separate guesthouse and multiple cottages, according to the listing. The property sits on Edgartown Great Pond, an 890-acre body of water separated from the Atlantic Ocean by a narrow strip of sand. The estate also has a private path to the beach.
 
There is no pool—though there is a permit to build one. “This family swims in the pond every day,” said Maggie Gold Seelig of MGS Group Real Estate, who has the listing with Brian Dougherty of Corcoran Property Advisors.
 

The main house has glass walls, windows and doors. “This is not a property meant to be admired from within,” Bronner said.

Bronner is a longtime fixture in Boston’s tech scene. In 1980, he founded digital-ad firm Digitas, which was sold for more than $1 billion in 2007. He also founded the financial-rewards company Upromise, which was sold for $300 million in 2006. In 2012, he launched Unreal Snacks, which bills itself as a healthy-snack brand, with his then-teenage son.

Bronner spent $19.125 million acquiring the property in Herring Creek Farm over the course of several transactions between 2019 and 2023, records show. He spent “well in excess” of that amount renovating and landscaping, Seelig said. Around 2020, he rebuilt the circa-1970s main house. He also renovated the guesthouse, which has three bedrooms. A few years ago, he added two cottages.

Bronner said he was drawn to the property’s location and landscape. The home’s cedar exterior was inspired by the surrounding trees, he said, and it’s possible to see straight through the house via glass walls, which blur the lines between inside and outside. The idea was to create a house that “disappears into” nature, Bronner said.
 
 
Interior finishes, including white-oak floors, were chosen to blend in with the environment rather than compete with it, Bronner said.

The compound was also designed for the family’s health-conscious lifestyle, Seelig said. There is a barn with exercise equipment, including a hyperbaric-oxygenation chamber, which pumps pure oxygen to promote healing, as well as multiple saunas. Bronner declined to say why he is selling.

Herring Creek Farm has roughly a dozen homes. Residents include comedian David Letterman and investor David Malm. In 2001, Letterman and neighbor Roger Bamford, a former principal engineer at Oracle, saved more than 200 acres adjacent to the Bronner property from development by purchasing the land for $64 million through the local nature conservancy.

Martha’s Vineyard, a popular summer destination for politicians like the Kennedys and former President Barack Obama, has seen a string of sales over the past 12 months that have set a new standard for pricing, Seelig said. The current record was set in October 2025, when an estate in Edgartown sold for $37.5 million. In July 2025, Blue Heron Farm in Chilmark traded for $37 million, according to Seelig, who was involved in the deal.
